A plan to build a 20,000-square-foot Mediterranean-style mansion in Las Vegas has stalled. Now, a rare two-acre property in the Alta Drive Historic District is on the market for $3.95 million. This site, once owned by country music star Kenny Rogers, sits unfinished. Its past is full of stories, and its future is wide open.
The address is 500 Shetland Road. The story started in 1970, when Jerry Herbst, founder of Terrible Herbst, built the original house. Later, Kenny Rogers owned it. After him, Lynne Ruffin, former wife of casino figure Phil Ruffin, took over. In 2022, Sam Mirejovsky of Sam & Ash Injury Law bought the property. According to a Zoom TV Entertainment report, Mirejovsky expanded the estate by buying the next-door lot. He combined the parcels, making the property just over two acres. Big plans, but work stopped
Listing agent Anthony Spiegel says Mirejovsky planned to tear down the old house and build a huge home for entertaining. The design called for nine or ten bedrooms, a garage below ground, a large pool, and a fountain. Soil tests and architectural plans were finished. The property’s community well and water rights were set to support the water features. But the project stopped after new framing, wiring, electrical, and HVAC ducting went in. The inside is stripped. The outside shell is still there. As of September 23, 2026, the property is officially listed as an unfinished rebuild. The current structure is 7,249 square feet on the expanded lot.
Mirejovsky never moved in. He walked away from the project, saying his family’s needs changed: “The kids are going to college, we don’t need a house that size.” Buyers will get the unfinished 7,249-square-foot structure and the detailed plans for the mansion. Spiegel says it is “very simple for the architect to move forward and create the final building plans.” He adds that the plans are far enough along for a new owner to move quickly toward final permits.
Historic district draws new attention
The Alta Drive Historic District has long drawn big Las Vegas names like Steve Wynn, Irwin Molasky, and Juan Gabriel. Spiegel says demand in the area is now at a level “that has not been seen since the ’70s.” The property sits at Shetland Road and Alta Drive, among some of the city’s most established addresses. The area is known for celebrity and business owners, which keeps interest high.
