Oakwell Beer Spa, known for combining private spa suites with craft beer and wine, is bringing its first Nevada franchise to Las Vegas. Local hospitality veterans Andrew and Gina Lanzino are searching for a location in the Arts District, aiming for a 2026 opening.
Oakwell Beer Spa, a Denver-based brand that pairs private spa suites with a craft beer and wine taproom, is preparing to open its first Nevada franchise in Las Vegas. The company is looking for a spot in the Arts District, with plans to launch in 2026. Andrew and Gina Lanzino have signed on as franchisees, making Las Vegas the first city outside Colorado to get an Oakwell Beer Spa location.
Oakwell Beer Spa is different from the usual Strip spa or bar. Guests book private spa suites and can sample a rotating selection of craft beers and wines on tap. The concept started in Denver in 2021 and expanded to Highlands Ranch, Colorado. Before announcing the Las Vegas franchise, Oakwell Beer Spa operated two locations in Colorado, including one at 6660 Timberline Rd in Littleton.
Local team leads the way
The Las Vegas franchise will be developed by Andrew and Gina Lanzino, a husband-and-wife team with experience in the city’s hospitality and arts scenes. Andrew Lanzino is a Ph.D. candidate in hospitality at UNLV and previously held senior roles at MGM Resorts International, including senior vice president of strategy and citywide events. Gina Lanzino is the founder and president of 5678 Dance, a nonprofit for local dancers.
The Lanzinos are focusing on the Arts District, drawn by its walkability, independent businesses, and appeal to both locals and visitors looking for something different from the Strip. The company says the Arts District offers an "authentic Las Vegas" atmosphere and wants to provide an alternative to the city’s usual entertainment options. As noted in a Yahoo Lifestyle industry overview, Oakwell Beer Spa’s expansion is part of a larger effort to bring its social wellness concept to new cities.
How Oakwell Beer Spa works
Each Oakwell Beer Spa location centers on private spa suites equipped for hydrotherapy and relaxation, along with a taproom serving a curated list of craft beers and wines. The Denver flagship has drawn attention for mixing wellness with social drinking, a combination that has appealed to both locals and tourists. The Las Vegas location is expected to follow the same model, though details like size, pricing, and opening date are still being finalized. The company’s website highlights its "wine bath" and beer spa experiences, which have defined its Colorado locations.
Oakwell Beer Spa is also looking at other cities for expansion, with more than 100 potential franchise markets identified. The company is actively pursuing new locations in Atlanta, Boston, Detroit, Kansas City, Phoenix, Austin, and Charleston, according to recent industry reports. The Las Vegas franchise is the first outside Colorado and the first in a major entertainment and tourism market.
Arts District draws new businesses
The choice to focus on the Arts District fits a broader pattern of hospitality and lifestyle brands opening away from the Strip. In recent years, the neighborhood has seen a wave of new restaurants, bars, and entertainment venues, as operators look to reach both locals and visitors. This trend is similar to other recent expansions, such as the addition of Skims at Las Vegas North Premium Outlets, showing the city’s interest in new experiences beyond casinos.
For Las Vegas residents and visitors, Oakwell Beer Spa’s arrival adds to the city’s growing mix of hospitality options. The Arts District, once overlooked by major brands, is now a place for concepts that combine wellness, socializing, and local character. The Las Vegas location will test whether Oakwell’s Colorado approach works in a city where people expect both relaxation and entertainment. If the formula translates, Oakwell Beer Spa could become a popular spot for those looking for a different kind of escape.
